Growing space is one part of a complete operation. Support space makes the rest of the business possible.

The owner’s preferred concept pairs up to 35,000 square feet of flowering canopy with approximately 35,000 square feet of connected support space. The plan is being evaluated for licensing, engineering, utilities, workflow and financial feasibility.

These are owner planning targets, subject to license availability and award, local approvals and measured design. Gross building area may need to exceed canopy area. This is a concept, not an approved building or site plan.

The support program is a draft functional brief. Final room sizes and adjacencies depend on the actual operating scope and engineering.

A dedicated foundation.

Planned nonflowering plant support and authorized propagation functions, with their own environmental and workflow requirements.

02 / POST-HARVEST

A controlled handoff.

Proposed drying, handling, packaging and secure inventory spaces, tied to batch identity and documented release decisions.

03 / PEOPLE & SYSTEMS

Room for the essentials.

Receiving, staff facilities, offices, building systems and internal quality-control/sample staging. Compliance testing is planned through an independent licensed laboratory.

comes first.

Our land evaluation starts with usable ground and a lawful, workable operation.

Location research considers land-use permission, access, buildable area, water, power, drainage and the complete cost of development. The Virginia search includes the Culpeper area, central Virginia corridors and the Shenandoah Valley.

No property has been selected or cleared for this project. The final campus should follow the evidence, the permitted operating scope and the available capital.
